Broker Gully is classified as an "Information Aggregator & Technology Provider" under the Information Technology Act, 2000.

• Non-Brokerage Status: The Platform is not a real estate brokerage firm. We do not employ agents, conduct site visits, or negotiate deals on behalf of users.
• Neutral Intermediary: Our role is strictly limited to providing the digital infrastructure for connecting independent professionals.

In accordance with the Real Estate (Regulation and Development) Act, 2016 (RERA), all real estate agents are required to register with their respective state authorities.

• Mandatory Disclosure: Users engaging in professional brokerage services on the platform must furnish their valid RERA Registration Number in their profile.
• Liability: The User is solely responsible for complying with all local RERA advertising regulations (e.g., displaying the RERA QR code on shared project details). Broker Gully assumes no liability for non-compliant listings posted by users.

To maintain a trusted marketplace, strict standards apply to all property posts:

• Accuracy: All property details (Price, Area, Location) must be accurate. "Bait-and-Switch" tactics (advertising a low price to attract calls for a different property) are strictly prohibited.
• Authorization: By posting a property, you warrant that you have direct consent from the owner or a direct mandate to market the asset.
• No Duplicate Listings: Creating multiple entries for the same unit to spam the feed is a violation of the Fair Usage Policy.

Users must respect intellectual property rights when posting content on the platform.

• Image Rights: Users must own the copyright to any images uploaded. Stealing photos from other portals or other brokers' websites is prohibited.
• Watermarks: Images containing watermarks of competitor portals (e.g., MagicBricks, 99Acres) will be automatically rejected by the moderation AI.

All users must adhere to the highest standards of professional ethics.

• Client Poaching: While competition is natural, aggressively targeting another broker's exclusive mandates through harassment or deceit is grounds for suspension.
• Abusive Behavior: Zero tolerance for threats, harassment, or hate speech in the Broker Chat or Lead Transfer comments.
• Solicitation: Using the platform solely to recruit brokers for Multi-Level Marketing (MLM) schemes or unrelated businesses is forbidden.

If you believe a user or listing violates these compliance standards:

• Report Content: Use the "Flag Listing" or "Report User" button within the app.
• Officer Review: Our Compliance Officer will review the evidence within 48 hours.
• Action Taken: Penalties range from a formal warning to permanent ID banning, depending on the severity of the violation.
